The original St. James Subdivision and PUD was approved by the City Council in 2007. The subdivision included 2 lots, 2 tracts, various utility easements and right-of-way dedications for the extension of Old Laramie Trail and Courtney Way. In 2014 Planning Commission and City Council approved a PUD Amendment to replat the lots and tracts to accommodate a 66 unit (88 total beds) assisted living facility on Lot 1 of St. James Subdivision Replat A.
A replat of Tract A, St. James Subdivision, Replat A has been submitted for review. The replat is needed to accommodate development of a rehabilitation hospital that would be part of the Boulder Community Health system. The hospital will be a full service rehabilitation hospital similar in scope and operation to Craig Hospital in Denver. The proposal is for an approximately 58,000 square foot, single-story structure with up to 40 patient rooms and outpatient facilities for day-to-day rehab appointments.
The Planning Commission approved the Site Plan/Architecture Review at the September 26, 2017 public hearing.
The Site Plan/Architecture review was approved by City Council at the October 17, 2017 public hearing.
