Zoning


Q: How do I find out what the zoning is on my property?

A: 

The Community Development Department maintains the city’s Zoning District Map for all property within the city limits.  To find out what a particular property is zoned you may either: 

  • 1) call the Zoning Request Line at either (303) 665-5588 extension 3590, or send an email to planning@cityoflafayette.com with the property’s address and a planner will return you call or email within 24 hours; 
  • 2) review the Zoning District Map online;
  • 3) stop by the Community Development Department at City Hall and review the map in person.  Hard copies of the map are also available for purchase.  A property’s zoning dictates allowable uses and certain building restrictions.

Q: Can I operate a business from my home?

A: Home occupations (home business) are allowed in all residential zoning districts in the City of Lafayette, except the Senior and Special Residential District (RSR).  Home occupations are basically an accessory use, meaning the home occupation is secondary to the primary use of the property (the residence).  You can also download a copy of the Community Development Department’s hand out regarding home occupations.

Q: How many unrelated persons can live in a household?

A: 

No more than three (3) individuals not related by blood, marriage, or adoption.

Q: What is the lot size for a particular piece of property?

A: Subdivision plats show the shape, dimensions, and sometimes include the size of the various lots within the subdivision.  These plats are available for review or purchase in the Community Development Department at City Hall.  You may also call the Zoning Request Line at (303) 665-5588 extension 3590, or send an email to planning@cityoflafayette.com with the property’s address and a planner will return you call or email within 24 hours.

Q: Is my house in a flood plain?

A: As part of the National Flood Insurance Program, the Community Development Department maintains copies of FEMA’s (Federal Emergency Management Agency) FIRM (Flood Insurance Rate Maps) maps.  These maps designate whether or not a piece of property is located inside or outside the 100-year or 500-year floodplains.  For informational purposes, the 100-year flood is not a flood that occurs every 100 years:  areas within a 100-year floodplain are subject to a 1% or greater chance of being inundated by flood waters in any given year and areas within a 500-year floodplain are subject to a 0.2% or greater chance of being inundated by flood waters in any given year.  The FIRM maps may be viewed at the Community Development Department located at City Hall.
