190/310 So Cherrywood Dr

The project site is located at the northwest corner of the intersection of Co 42 and US 287 and is comprised of 2 platted lots on either side of the Adventure Montessori School as well as a more recently annexed parcel of land located directly on the corner of the intersection. The applicant is proposing to re-plat the parcel to provide revised areas for 2 platted lots (including incorporation of the annexed parcel) for a new residential condominium development. Also addressed in the re-plat is the dedication of right of way for the existing Boyd Circle to be established as a public street as well as the platting of associated outlots supporting parking and open space for the overall subdivision. Location of the project components is intended to provide an appropriate transition to the more intensive commercial uses to the east and southeast and to the established residential neighborhood to the north and west.

The application is proposing 63 condo dwelling units in 6 buildings with a combination of 1, 2, and 3 bedroom units. Parking garages are also provided for the units as is surface parking. The project would have a variety of common elements, including an area of open grassy play space, 2 parking areas shared with the Montessori School and 2 park-like areas.

Note: A previous plan was presented to the Planning Commission in May 2017 that consisted of a mixed use site that included 65 residential units (51 attached row homes and 14 singe family homes) and 5,000 square feet of commercial space.  Planning Commission denied this application. The sketch plan that was presented before the Planning Commission in October 2017 is a redesign.

  • The Cherrywood Sketch Plan was approved with conditions by the Planning Commission at the October 24, 2017 public hearing.
  • A public hearing for the Preliminary Plan was held at the March 28, 2018 Planning Commission meeting.  The Planning Commission continued the review to the July 24, 2018 meeting and again to the August 29, 2018 Planning Commission meeting.  
  • The Preliminary Plan was approved on August 29, 2018.  The Final Plan is to be submitted to City Council within 90 days.
