This project consists of two separate parcels of land located in the Indian Peaks Subdivision. The “North Parcel” is located at the southwest corner of Baseline Road and 95th Street. The “South Parcel” is located at the northwest corner of Paschal Drive and 95th Street. Both parcels will provide commercial and residential uses.
The North Parcel will consist of approximately 16,800 square feet of restaurant and retail space. The residential portion of the North Parcel will include 32 single-family homes. The commercial buildings will be single story and the single family homes will be two story.
The South Parcel will consist of approximately 40,500 square feet of retail/health services/restaurant space. The residential portion of the South Parcel will include 32 paired homes. The commercial buildings will be single story and two-story and the paired homes will be single story.
Illustrative Plan: This is a conceptual plan the applicant prepared for public input prior to submitting a formal sketch plan. Illustrative plan sets for both the north and south Parcels were available for public comment through July 11, 2018. Comments from the public on the illustrative plan were shared with the applicant.
Neighborhood Meeting: The applicant held a neighborhood meeting on August 13, 2018 from 5:00-6:30pm in the Lafayette Public Library Lower Meeting Room at 775 West Baseline Road, Lafayette, CO 80026.
Sketch Plan: The applicant has submitted their second submittal of the Sketch Plan on April 26. 2019. A round of referrals and reviews will take place over the next 14 days and written comments will be returned to the applicant on May 20, 2019. The Planning Commission reviewed and approved the sketch plan application with conditions at their July 23, 2019 meeting. After the sketch plan, the next step will be the Preliminary Plan.
